The Order of Initial Steps for the Custom Home Process

35 Key Building Procedures

A Step by Step process to help you with your New Home

  1. Before construction begins, you are guided through the entire building process, starting with a meeting to introduce the construction team and to answer any questions regarding the construction timetable.
  2. With the customer’s help, we determine the size of the home they would like and determine a rough cost.
  3. A Floor plan is decided upon, from client’s ideas and input by builder and other floor plans.
  4. Elevation, exterior appearance and trimmings are determined from client and builder input.
  5. Interior Look (paint color, cabinets, and other finishing) determined from client and builder input.
  6. Choices of all amenities are determined.
  7. Creation of the specification sheet.
  8. Complete bid and negotiate price for financing. Determine first construction draws and other break downs.
  9. Final construction contract completed and signed by all parties.
  10. Permits (we obtain all of the permits required. Some builders do not acquire all permits, leaving this task to the client.)
  11. All codes are adhered to no matter the county or state. Including labor laws regarding employees and subcontractors.
  12. Insurance policies are always obtained before construction begins, and maintained for the duration of the project.
  13. Many contractors do not carry insurance during construction of the dwelling but we do.
  14. We carry insurance through every phase of the building process, beginning to end.
  15. Utility locations are determined and marked by the utility companies with paint and marked flags.
  16. Ground breaking can now take place.
  17. All footers must pass building code (Inspection).
  18. Perimeter tile and interior drain tile are installed.
  19. Basement walls Inspected for proper re-bar, and square corners.
  20. Framing begins. All studs placed 16” O.C. for stability and sturdiness.
  21. Wall blocking in all known areas for hanging items on walls.
  22. Engineered steel I-beams eliminates wavy floors and squeaks.
  23. Steel I-beam construction also allows for less post and beam type construction.
  24. House Wrap with genuine Tyvek weatherization system.
  25. Roofing, doors, and windows installed.
  26. Plumbing and Electrical components installed, and inspected.
  27. Sub floor glued and screwed vs. nailed to eliminate squeaking.
  28. All insulation is installed.
  29. Drywall is completed.
  30. Painting and wall coverings completed.
  31. Hardwood, vinyl, tile or other floorings are installed.
  32. Trim work, such as base boards, doors, windows, etcetera are completed.
  33. Carpet is now completed.
  34. Final inspection takes place at this time.
  35. Certificate of occupation is issued
